What happens after I propose changes to a booking request?

You've sent a change proposal to a potential guest. Here's how they can reply, what each answer means for you, and what you can still do.

When you send a change proposal, we notify the guest by email and SMS, and the proposal appears in their My Housing account. The guest then has 24 hours to reply.

Sending a proposal restarts the 24-hour window: the countdown you see on the booking request now measures the time the guest has to reply, not your time to decide.

What you'll see in My Rentals

Open the booking request in the Bookings section of your My Rentals account. While the guest hasn't replied yet, you'll find:

  • a "Waiting for the guest" label on the request,
  • when the proposal was sent and whether the guest has already seen it,
  • a "Change proposals" section comparing the current request with your proposal (dates, total rent, security deposit and the full rent schedule),
  • the message you sent along with the proposal.

Once the guest replies, the booking request in your Bookings list is marked "Guest answered your proposal" so you can spot it quickly.

How the guest can reply

Guest's reply What it means for you
Accepts the changes The booking request is approved under the new terms and the lease agreement is generated right away – exactly as if you had accepted the request yourself. If the guest saved a payment card, the recalculated first rent and service fee are charged from it immediately.
Sends you a message Nothing is decided yet and your proposal stays open. You can reply in Messages and send a new proposal with different terms.
Declines the changes The whole booking is canceled and the request is closed. We notify you by email and SMS. If the guest still wants to stay with you, they have to send a new booking request.

What you can still do

Send a new proposal

You can send another proposal at any time while the first one is waiting for an answer. The new proposal replaces the previous one, which the guest can no longer accept, and the 24-hour window starts again.

Withdraw your proposal

Changed your mind? Click "Withdraw proposal" in the Change proposals section. The guest can no longer accept it, and the booking request goes back to its original terms – you can then simply accept or decline it as usual.

Accept the original terms

A pending proposal doesn't block you from approving the booking as the guest originally sent it. Use the "Accept original terms" button on the booking request – it approves the request the guest submitted, not your proposal.

What if the guest doesn't reply?

If the guest doesn't reply within 24 hours, the whole booking request expires – not just your proposal. Neither side can accept it anymore.

IMPORTANT! An expired request ends up exactly the same as a booking request you never responded to at all: our system rejects it automatically, that rejection counts as an unauthorized rejection and it has a significant negative effect on your listing score. A proposal doesn't protect you from this – it only moves the 24-hour deadline from you to the guest.

So propose changes only when you expect the guest to answer, and keep an eye on the "Time for the guest to reply" countdown on the request. If the guest stays quiet and the deadline is getting close, decide on the request yourself – use "Accept original terms", or withdraw your proposal and accept or decline the request as usual. Both are better than letting it expire.

The guest can always send a new booking request later, so even after an expiry it's worth messaging them if you're still interested in hosting them.

Does a proposal affect my listing score?

Sending a proposal doesn't lower your score by itself. If the guest accepts it, your response time counts from the moment you sent the proposal, not from their reply. If the request expires instead, that no longer applies: your response time is measured all the way to the moment the request expires, on top of the unauthorized rejection described above. So every proposal has to end in a decision, yours or the guest's.

If the guest declines your proposal, the booking is canceled by the guest. It is not counted as a rejection on your side, so it has no effect on your listing score.
